We’re constantly told to make more money.
Work harder. Take on another client. Get the promotion. Start the side hustle.
But what if building wealth isn’t only about earning more?
What if it’s also about keeping more room in your life for the money you already make?
I think that conversation matters when you’re buying a home.
Just Because You Qualify for It Doesn’t Mean You Need It
Let’s say you get approved for a $1 million home.
Great. That doesn’t mean your home search needs to start at $950,000.
One of the first conversations I like to have with buyers isn’t about the maximum loan they can get. It’s about the monthly payment they actually want to live with.
Because there’s a big difference between being able to make the payment and being comfortable with the payment.
Your house shouldn’t require every raise, bonus or good business month just to keep your finances working.
Leave Yourself Room
This is especially important for business owners and self-employed borrowers.
Income can have great months and slower months. Life changes. Opportunities come up.
Maybe you want to invest in your business. Buy another property. Travel more. Build your savings. Spend more time with your family.
A mortgage that looks affordable on paper can still limit those choices if too much of your monthly income is tied up in the house.
Sometimes buying a little below what you qualify for gives you something more valuable than a bigger home.
Kenny’s Take
I don’t think wealth is being able to afford the biggest payment.
I think wealth is having enough room in your finances that your payment doesn’t control your life.
There’s nothing wrong with buying the dream house if the numbers work.
But don’t buy the most expensive house a lender says you can afford just because you can.
Figure out the life you want first. Then build the mortgage around it.
The Bottom Line
Making more money is great.
Keeping more flexibility with the money you already make can be just as powerful.
The goal isn’t to get the biggest mortgage possible.
It’s to own a home while still having the freedom to do something with the rest of your money.
Every situation is different. Let’s find the right strategy for yours. Reach out and let’s talk.
